The regeneration of Camp Hill covers an area which stretches over 50 hectares. The physical programme is split into 4 distinct Phases of regeneration, and includes new high quality homes, improvements to retained housing, construction of a new village centre, provision of community and recreational facilities, retail space, the integration and implementation of training and development initiatives and the redevelopment of a disused quarry into a mixed use scheme involving industrial units, leisure facilities and residential use.
Phases of the Camp Hill Regeneration
Phase 1 – Middlemarch Rise
Work started on site just off Tuttle Hill in 2005 and was completed in 2007, Middlemarch Rise is a development of 172 new homes, 40 are available for affordable rent with a further six for shared ownership and 126 for sale. The lead developer is Lovell Partnerships with Touchstone Housing Association.
Phase 2 – Village Centre.
The creation of a vibrant village heart with new retail and thriving community buildings, which include a library, education centre, IT facilities and youth centre. The new £1.9 million Community Building is now open, jointly funded by Warwickshire County Council, Learning Skills Council, Advantage West Midlands and PinCH. The site was cleared of 89 poor quality homes to make way for 232 new homes (25% of which are affordable rent or shared ownership) which are currently under construction. The nine new shops being built as part of the Phase 2 development will provide 12,819 sq ft of retail space. Boots, Co-Op, the Post Office and Extra Care have already occupied units. Lovell Homes are the development partner for Phase 2.
Phase 3 - Bluebell
Building began in Autumn 2009 on this very high profile part of the overall redevelopment. Early clearance and re-housing of the 372 wimpy ‘no-fines’ houses has begun, in order to make way for 840 new units of which 25% of which will be affordable housing. Due to the topography of the site, innovative design is key to the development of the 15 hectares of land at Phase 3, maximising space and making the most of the south facing slope and views across open parkland. Barratt Homes are the development partner for Phase 3.
Phase 4 – Midland Quarry
The Midland Quarry site has been passed to local developer Smart Developments (Midlands) Ltd. It is currently starting work on the vision for the disused quarry is to create a thriving business hub with 74,000 sq ft B1/B2 workspace, bringing much needed employment to the area. Redrow Homes are building the residential element of the development, and were on site Early 2010 creating the new road junction off Tuttle Hill.
